BUILDING COSTS LIKELY TO STAY HIGH NEXT
YEAR—LITTLE HOPE SEEN FOR DECREASE.
Wage Rates At Height—Labor, An Important Factor In Construction, Will Probably Remain Scarce And High; Building Programs Greater Than Last Year.
It has been predicted by reliable authorities in Baltimore County, that there will be no general reduction in building costs for the next 10 years, Most of them said they were willing to stretch their vision that far, adding that there certainly is no reason to anticipate any material reduction here, or elsewhere, in 1924.
According to them there undoubtedly will be a decrease in prices at which certain buildings are being held today, but there likewise will be some increases. This will not be general in any sense. It will apply only in cases where there is dickering on prices between buyers who
also are likely contingencies unforeseen.
The important factor in building costs is wages. Rates in the building trades are higher today than ever before and as much as 90 per cent, of the cost of a structure is represented in wages. Will these rates go up or down during the years? If there should be a big slump in building activity, there surely would follow a drop, but there is no reason to anticipate such a slump.
Building programs under way throughout the country are greater than last year, which was by no means a small building year. Even

How much $1 may be worth next year is problematical, and while experience has proved there are certain economic factors always at work, and that an analysis of these factors forecasts a fairly accurate vision of the immediate future, there
want certain buildings, and sellers fnow there is such a scarcity of labor in certain lines that a small increase in those lines must be anticipated. It is almost certain, therefore, that there will be no general wage reduction during the year, or perhaps the next several years.
About the only other thing that would cause a slump would be overproduction. The possibility of this may be dismissed at once, as it is a well known fact that another 10 years of building at the present rate will be necessary in order to get back to pre-war conditions.
According to figures published recently by the United States Bureau of Labor Statistics, the 1913 dollar, the well-remembered favorite basic dollar, now will buy 52 cents' worth of building materials. In some cases it is a little more valuable.
