bor, goods, wares and merchandize,
PROM LOSS OR DAMAGE BY FiRM.
Insurance from loss or damage by fire hath been
found a measure of great twiportauce to the happi-
ness df families, and lias given additional security to
commercial nun actions. The distinguished ap-
probation with which the public through at Great-
Britain received the improved s) stem of this office^
occasioned (requeue application for the insurance ot
property in the principal cities and towns in Eu-
rope and America, and induced the company ma-
ny years since to extend their plan to the continent,
of Europe and America, and to the West-India
islands. The Phoenix Company can refer to the
unerring test of experience to ascertain their cha-
racter ; and, gratified by the unbounded confidence
they have obtained, and for the purpose off'acilita-
ing to the inhabitants the means of effecting insur-
ance on their pr-sperty, the directors have lately de-
termined to extend the sum which th.y have been
accustomed to insure in any single risk, and have
arranged rates of premium upon the various des-
criptions of pr< petty, which, they trust, will be
tound moderate, just and equitable. The prompti-
fude with which this office has adjusted me claims
of sufferers, and the solidity ofics lands, are so well
known, tha „ it is unnecessary to offer more on the
subject, that- to refer those who desire information,
to the merchants of London, with whom they cor-
respond.

any call to make good the losses of others :• bur. in
case of fire, the sufferer will he lully indemnified
by the company. The company also make good

Hazards of the Fint Class, viz.
Brick or Stone Buildings, covered with Tiles,
Siare or Metal.
Furniture or Verchandize not hazardous, con-
tained in such buildings.

company ; requiring no other delay (even
¦where presumption of fraud appears) than is
necessary to distinguish the honest sufferer
from the fraudulent incendiary.
As a proof of the usefulness of this institu-
tion and the btmefit that individuals have de-
rived from it, it is only necessary 1-. state, that
sinca the commencement of the Office, in 1782,
near sevek millions or. dollars have been
paid to claimants upon their policies.

CONDITIONS OF INSURANCE.
I. P!'lA3t>NS desirous to make Insurance
0 ' Buildings, are to deliver in to the agent
ihe following particulars, viz. Of what ma-
terials the walls and roof of each building are
•onstructei, as well as the construction of the
puilditTS contiguous thereto—whether the
sams.are occupied as private dwellings, er
U»w 8th*rwiM—vhere situated—also, the
power whatever ; nor for damage done by fire
occasionedby earthquakes or hurricanes ; but
this company will ijiake good the losses on pro-
perty burnt by lightening.
IV. Books ol accounts, written securities,
bills, bonds, tallies, and ready money cannot
be insured.
V. Jewels, plate, medals, or other curiosi-
ties, paintin r;s and sculptures, arc not included
in any insurance, unless such articles are spe-
cified in the policy.
VI. Persons insuring property at this office.
must give notice of any other insurance mad»
elsewhere oit their behalf on the same, and
cause each ether insurance to be indorsed on
theiroolicies ; in which case each office shall
be liable to the payment only of a ratable pro-
portion of any loss or damage which may be
sustained ; and unless such notice is given,
the insured will not be entitlsd to recover in
case of loss.
VII. No order for insurance will be of any
force, unless the premium is paid to the agent
or unless a sum has been advanced, and the
agent has delivered his receipt, on account of
the office ; and all persons desirous to conti-
nue their insurances, must make their future
payments annually within fifteen days after the
day limited by their respective policies, or the
same will be void.
VHI All persons assured by this company,
sustainingany loss or damage by lire are forth-
with to give notice to the company's agent, i*
as soon as possible after, to deliver in as par-
licularan account of theirloss or damage sign-
ed with their own hands, as the nature of the
case will admit of, and make proof of the same
by their oath or affirmation, and b) their books
of'accounts or other proper vouchers as shall
be reasonably required j and shall procure a
certificate, under the hand of a magistrate or
sworn notary of the city or district in which
the fire happened, no' concerned in such loss,
importing, thai they are acquainted with the
character and circtimstanuces of the perso nor
persons insured, and do knowor verily believe
that he, she, or they, really, and by misfortune,
without any kind of fraud or evil practice,
have Sustained by such fire, loss and damage
to the amount therein lsentioned and until
such affidavits and certificates are produced,
the loss money shall not be payable ; also, .if
there appears any fraud or false swearing, the
claimaivtahailforfeit his claim to restitution or
payment, by virtue of his policy.
IX. In case any difference or dispute shall
arise between the assured and the company,
touching any loss or damage, such difference
maybe submitted to the judgment and deter-
mination of arbitrators, indifferently cboscn,
whose award in writing shall be conclusive &.
binding to all parties. And when any loss or
damage shail have been dub' proved, the in-
sured shall receive satisfaction to the full a-
mouut thereof, without allowance of any dis-
count, fees, or other deduction whatever.
X. Persons choosing to insure for seven
years, will be charged tor six } ears only ; also,
for a less number of years than seven, will be
allowed a reasonable discount.
Pitch, Tar, Turpentine, Saltpetre, Flax,
Hemp, Oils, and Tallow, are deemed hazard-
ous goods ; Tallow inciters. Soap makers,
Brewer?, Dealers in Spirituous Liquors, Vi-
negar," a id Sweet makers, Hemp and Flax-
dresscrs, Printing.houses, Coopers, Carpen-
ters! Cabinet-makers, Coach-makers, Malt-
houses, Bakers, Skip-chandlers, Boat-build-
ers, Rope-makers, Sti ar-refii ers, Distillers,
ChymisLs,Varnish makers. Turpentine-works,
Tlieatres, and all Mills and Machinery, are
deemed extra hazardous, and the rate upon
such risks will be proportionably increased.
Ships in port, and their cargoes ; ships
building or repairing; also, barges, and other
small craft, with goods on board, may be in-
sured against fire, at 75 cents for one yesr ; 45
cents lot- six months, and oT 1-2 cents for three
months per 100 dollars.
Barns, Stables, Hay and Grain contained in
them, or in stacks or ricks, and Live Stock,
will be insured at such premiums as may be
agreed on,
The l-akfi on buildings (and on property con-
tained in them) depend so much oil the mate-
rials of which they are constructed, the pur-
poses lbr which they are used, ami their situ-
ation with respect to other buildings that may
be deemed hazardous, that particular attenti-
on is requested to these circumstances in the
orders for insurance.

is no -ituatitm between the eastern and west-
ern waters more public, or that affords better
stands lor taverns, stores, mechanics, &c. par.

i scale. The Little River turnpike
paved road, leading- from Alexandria to the
westward, passes immediately at this place,
as also the main pub ic and post roads leading
to and from Alexandria, Georgetown, the city
of Washington, Baltimore, and the Western
country—distance from Alexandria 14, and
from the city of Washington 15 or 16 miles.
To accommodate a purchaser or purchasers,
I would dispose of tne property at this place,
or any part thereof, separate froiti the other
lands. The annual rent of the small part now
improved, is near eight hundred dollars, and
at little additional expence would products
from one thousand dollars to twelve hundred
dollars per annum, exclusive of tots thai might
be sold or rented on ground-rent; and I would
divide the land in two or three parts to suit
purchasers On that part occupied by myself,
are a comfortable dwelling-house, sufficient
for the accommodation of a large family, with
barn, stables, and either convenient out-houses,
orchards, &c Ae it is presumed a person dis-
posed to purchase would first view the prcmi
ses, a further description is thought unne-
cessary.
A small piece of Land within one and a half
miles of the court house, situate on Accotink
Hun, containing 19 acres, mostly rich and valu-
able, grassland, which affords a tolerable mill
seat, and was purchased with a view of erect-
ing one thereon, the timber for which (of ex-
cellent quality) hath been cut and squared.
A Lot in the town of Alexandria, with a two
story brick house, kitchen and stable thereon,
situate near the centre thereof; and

wan rs of Licking, in the county of Bourbon,
and state of Kentucky. This land is i lassed

of that country said to be worth from live dol-
lars to eight dollars per acre, and on which

indisputable titles will be made; the tile to
the Kentucky land is thought to be good, an

place, and is patented in my ow i na.oe. No-
thing- short of a strong desire to pr vide for a
large and growingfami'y, should induce me to
offer this property or sale !'y terms will he
suchascainot fail to accommodate a purchaser,
as but a small portion will be required in h .nd,
and on securing the balances satisfac only, to
meet arrangements which in such cases 1 wish
to make, lengthy credit's will be gi'vei. 1 would
receive in pari payment good lands ill the state
of Tennessee, not more than thirty miles Ironi
Nashville, or the waters Oi Uock-Kiver. in said
